South Portland is a beautiful coastal community that was established in 1898 after separating from Cape Elizabeth. Located just south of Portland and about 90 mins from Boston, Massachusetts; South Portland boasts beautiful beaches, peaceful parks and a walking trail that takes you from one end of the city to the other. South Portland offers both public and private schools and is also home to Husson College and the Southern Maine Community College which is part of the University of Maine system. South Portland offers both a diverse population and is also a great shopping destination. The community offers a great mix of small, locally owned businesses and large nationally known chain stores. The Maine Mall, the largest mall in the state, enjoys calling South Portland its home.

About Kevin

"Voted Maine's Most Advanced Short Sale Specialist in Maine Real Estate"

Kevin has been helping Maine homeowners avoid foreclosure since 2008 and finds this particular area of Maine Real Estate the most rewarding work he does. Kevin works with each seller, individually, foregoing third party processors and assistants. This is the Maine short sale process that the Distressed Property Institute (CDPE) teaches and has worked well for Kevin and his clients. Kevin understands the importance of being directly connected to a distressed homeowner and being available with the answers and guidance they need. Each sellers get their own unique homeowner presentation personally given by Kevin. He covers the following topics:
  • Kevin's experience with Maine Short Sales since 2008.
  • The foreclosure process.
  • Reasons to avoid foreclosure.
  • Your 12 options to avoid Maine foreclosure.
  • Why NOT to declare bankruptcy before we get a short sale done.
  • Definition of a Maine Short Sale and what it is not.
  • Cancelled Debt Tax Liability and why you probably won't pay income taxes on this forgiven debt.
  • Deficiency Judgments. Foreclosure vs. Short Sale
  • How a Maine Short Sale affects your credit score.
  • Why hire a CDPE?
Beginning in 2013, Kevin began working with buyers of Maine Real Estate that might encounter a Maine short sale listing and want the most advanced short sale representation that they can get. One of the worst things that can happen when trying to buy a Maine short sale property is having a lengthy waiting period and never closing. Kevin is able to identify those properties that have the best chance of closing and staying away from those properties that probably will never close. There are agents listing short sales that haven't had the depth of short sale training, needed, to get some of those tough short sales done. Holdups such as Federal tax liens, Maine Tax Liens, second and third mortgages, bankruptcies and Writs of Executions are but a few. By asking the listing agent, 8 or nine questions, Kevin can identify those short sale listings that are never going to close thus saving you a lot of time and heartache.
If you have heart trouble you want a heart specialist. If you get involved in Maine short sales, you need a short sale expert such as Kevin.   CDPE (Certified Distressed Property Expert) and SFR (Short Sale and Foreclosure Resource).
Contact me, today, if you need to sell your home to avoid foreclosure or you plan to buy some Maine Real Estate and want an expert on your team in case you encounter a short sale listing.
